As a landlord you are bound by certain legal obligations – one of which is to undertake most repairs to the structure and exterior of your property. These obligations are laid out in the 1985 Landlord and Tenant Act. This legislation covers all short leases of less than seven years, as well periodic tenancies. It states that landlords is:

  1. To keep in repair the structure and exterior of the dwelling-house (including drains, gutters and external pipes)
  2. To keep in repair and proper working order the installations in the dwelling-house for the supply of water, gas and electricity and for sanitation (including basins, sinks, baths and sanitary conveniences, but not other fixtures, fittings and appliances for making use of the supply of water, gas or electricity)
  3. To keep in repair and proper working order the installations in the dwelling for space heating and heating water

In addition to that, landlords must also ensure that the property is kept at a standard similar to that at the beginning of the agreement. Whilst this does not mean the landlord is obliged to make significant improvements to the property, they are required, where appropriate, to carry out repairs and maintenance.
